Alterstudio Architecture transforms an ordinary lot into a refined urban sanctuary.

Designed by Alterstudio Architecture, Constant Springs Residence offers a rare balance between city living and private retreat. Nestled in an unassuming Austin neighborhood, this 3,230 square foot home was created for a family of four, taking full advantage of its setting, where an unexpected escarpment, creek, and natural views redefine the experience of urban dwelling. The residence connects with the surrounding environment, expanding under a carefully structured H-shaped roof that extends the livable space to 6,900 square feet under cover.

A Design Rooted in Place

The architectural approach carefully orients the home toward the landscape, establishing a fluid connection between a lush front courtyard and the dynamic natural expanse behind the house. Floor-to-ceiling custom-glazed windows, featuring monolithic corner glazing, dissolve the boundary between interior and exterior.

A towering live oak plays a pivotal role in shaping the structure. With an unusually tall trunk, the tree influenced adjustments to the steep grade, guiding key design decisions. The western red cedar ceiling is carefully cut to allow the oak to pass through, ensuring that nature remains an integral part of the home. Below, an ipe deck allows rainwater to pass through unobstructed, preserving the natural flow of the site. Another ceiling opening invites light and rain into the heart of the residence, reinforcing its relationship with the elements.

An Evolving Spatial Experience

The layout of Constant Springs Residence prioritizes movement and discovery, creating a dynamic sequence of spaces that shift with light and perspective. At the same time, the house provides a refined setting where materials, furniture, and carefully crafted cabinetry ground the experience. Interior selections are both expressive and functional, adding depth to the overall design.

Materiality plays a crucial role in shaping the home’s identity. The straight-grain cedar ceiling and vertical siding create a strong visual connection throughout the home. White terrazzo floors and grey Leuders limestone enhance this sense of continuity. A custom steel-and-white oak entry door introduces the refined yet natural aesthetic. Every detail reflects the careful craftsmanship that shapes the project.

A Kitchen Designed with Precision

Special attention was given to the kitchen, where every element is thoughtfully executed. A Calacatta Lincoln marble countertop cascades in a waterfall effect over a vertical, end-grain white oak kick, creating a seamless transition between surfaces. The monumentally scaled, acid-etched mirror backsplash reflects light throughout the space, adding a sense of depth and luminosity. This careful balance of material and function makes the kitchen a central gathering place, reinforcing its role in daily life.

A Personal Approach to Craftsmanship

One of the most distinctive aspects of Constant Springs Residence is the fact that the owner took on the role of general contractor, making this project a personal exploration of construction and design. Every detail, from the structural choices to the refined finishes, reflects a hands-on approach that improves the home’s character.
