Winner of Asia Property Award 2011

Located in one of the fastest developing tourist resort areas of Vietnam, the site is located in Binh Tuan, 150 km off Ho Chi Minh City. The site contains of a beach front resort, luxury villas, standard villas and time-share apartments. Given the narrow and deep site mixed with a rather denser than usual resort area, we decided to employ a strategy, which would minimize roads and maximize the pedestrian circulation from the back of the site to the beach front. This cul de sac system creates a central park, which feeds carfree traffic into the backyards of the residential villa. The cul de sac clusters create micro neighbourhoods, which all have their own identity in terms of design of the public space and the shared landscape. Besides a better sense of community, the road network is reduced by nearly half and green increased by 3 times (compared to a standard layout).
