Located on Myslym Street in the center of Tirana, project Ndarja by OODA introduces an architectural intervention designed to serve residential, hospitality, office, and commercial functions. The building consists of two similar, fragmented volumes aligned along their narrowest sides, creating a central void that draws visitors into a calm square.
A Redefined Urban Space
The design introduces a distinctive separation between the two building volumes, achieved by rotating them slightly, which reshapes the surrounding urban space. This architectural “break” creates a fluid connection between the street and the building, turning the central void into a welcoming square rather than a mere passage. This square integrates greenery, reflective water surfaces, and balcony gardens, improving its functionality as a microclimate for the neighborhood. By encouraging interaction and a sense of community, the square becomes an oasis within the city, offering both residents and visitors a space for gathering and relaxation.
Integration of Natural Elements
A transparent water mirror serves as a pivotal feature within the design, bringing natural light underground and linking exterior and interior spaces. The presence of carefully selected vegetation, chosen for its adaptability to wind and sunlight, ensures the creation of sustainable green spaces. These plants not only soften the building’s structure but also foster an environment that feels alive and connected to nature.
Functional Zoning and Mixed-Use Spaces
The ground and first floors of Ndarja by OODA host commercial spaces, strategically positioned to benefit from high visibility and accessibility. Above these levels, the building accommodates a mix of apartments, offices, and hospitality spaces, each tailored to meet diverse needs. The volume facing Myslym Street includes diverse apartment layouts and a premium hotel on the upper levels, offering panoramic city views. The Pitarka Street volume provides additional apartments alongside dedicated office spaces, with separate lobbies ensuring clear functional distinctions.
A Sanctuary in the City
The building’s facade uses an earthy-toned palette, allowing it to integrate harmoniously into the surrounding cityscape. Functional features such as brises-soleil and perforated metal sheets regulate light penetration and improve privacy for residents while maintaining visual transparency.
The central square and its surrounding elements redefine how urban spaces can function. Rather than acting as a simple connector, the square becomes a central point for activity and relaxation, enriched by the interaction of water, light, and greenery. The thoughtful placement of green areas within and around the building contributes to a healthier, more pleasant urban environment.
